Jiangsu Jiangjian Group Co., LtdSite Area: 40,271.80 ㎡Gross Built Area: 298,937.13 ㎡Completion Year: 2019Photography: Qian YuElectronic Manuscript: Chen Ribiao, Xia Xi, Zhou Xin, Zhou Xinxin, Xu Jiyun, Zeng Jia設計單位：SCDA建筑事務所——概念方案與立面設計；香港華藝設計顧問（深圳）有限公司——總體規劃、裙房平面方案設計、方案深化、初步設計、施工圖設計；施工單位：泰興一建建設集團有限公司、江蘇省江建集團有限公司總用地面積：40 271.80㎡總建筑面積：298 937.13㎡竣工日期：2019年攝影：錢禹文字：陳日飆、夏熙、周新、周新欣、徐基云、曾嘉華僑城之于深圳，是集文化旅游、商業辦公、住宅及服務配套為一體的復合型高品質生活片區的代表，7萬平方米燕棲湖、4萬平方米天鵝湖、燕晗山都最大程度地保持了原有面貌。天鵝湖花園（三期）位于華僑城片區，南鄰燕晗山、西眺天鵝湖、北接僑香路，是為天鵝湖系列的收官之作。除延續一、二期營造城央繁華與私謐居境兼備的居住愿景外，城市友好意識及人文關懷精神貫穿了三期設計的始終。天鵝湖花園（三期）用地面積4.03萬平方米，總建筑面積29.9萬平方米，容積率4.76，用地東西長，南北稍短，地勢南高北低，高差1至4米不等。總體布局采用因地制宜的設計策略，裙房通過營造層次豐富的圍合式商業、半地下室，消解不規則地形及場地高差；塔樓有別于一、二期板式臨湖環抱的布局，采用點式錯落的方式占據商業四角，雖未延景觀面做平鋪直敘的展開，但卻通過獲得最大視距的方式，有效回應周邊優質景觀資源。更重要的是，點式錯落布局，將有效緩解北面僑香路的“屏障效應”，起到銜接城市與自然，卻不阻隔的效果。三期用地性質為商住用地，相較于一、二期純住宅用地而言，從城市規劃的層面便賦予了其更為多元的功能屬性。底座4.3萬平方米的體驗式社區商業，由地上、地下兩部分組成。其中，地上商業面積約3.8萬平方米，采用軸線式設計手法，通過多重庭院與綠化體系的疊合，由內而外散發出“腹有詩書氣自華”的內斂氣質，吸引人群由東西向進入商業內街；南北兩側設置架空通道、連廊，行人亦可選擇南北穿行進入，無需沿市政道路繞行。近5000平方米的半地下室商業，通過景觀庭院與地上商業空間豎向流通，不僅豐富了豎向維度的功能屬性，更是承擔了社區公共交通樞紐的作用——由地鐵、公交場站匯入的人流在此得到緩沖。地上、地下裙房商業，通過開放的功能流線布局、小尺度空間營造、大城市功能縫補，Oct is the reprentative of the complex and high-quality living area integrating cultural tourism, commercial

以歡迎、友好的姿態向外輻射，引導周邊原住居民和城市游人匯入、集聚。住宅建筑面積約13.67萬平方米，由四座超高層點式塔樓組成，建筑最高高度172.44米。相較于一、二期260-550平方米的大面積段產品，三期積極響應深圳市“9070”政策，戶型套內面積全部控制在90平方米以下，標準層設計采用三梯六戶蝶形平面，附設一部全玻璃幕墻式景觀電梯，結合總圖點式錯落布局，避免對視的同時，獲得最大景觀視距。不同于一、二期大面積玻璃幕墻的立面設計，天鵝湖花園（三期）更加注重立面的虛實對比。塔樓依然延續先期使用的鋁制方通元素，于主立面形成精致邊框，山墻-- the flow of people from the subway
